What your rate includes
Shared high-speed internet and unlimited conference room access at no extra charge, subject to availability. Frontier Tower runs as an innovation campus — community programming and events happen in the building continuously.
Your team in the community
An office here places your company inside a working community, not just a floor plan. That is why founders and C-level members of a tenant company each hold a personal Frontier Tower membership, at a discounted $150/month rather than the standard $190. The membership is what connects them to it. Member amenities — the gym, member events and programming, guest passes, and hosting your own events — run with the personal membership, not with the office access pass.
Rates
Monthly rates shown are the standard rate, which applies to a 6-month term — our minimum. A 12-month term takes 20% off the figures shown, on every monthly office. A term shorter than 6 months is available only by written exception and carries a 25% surcharge. Day-rate and weekly units are booked differently and are not discounted — see Short-term space below. Rates exclude applicable taxes and payment processing fees.
Furnished units
Furnishing is $75 per desk per month, plus a one-time service fee of $125 per desk. The furnishing fee is charged on the number of desks and is not subject to the term discount.
Due at signing
Three things, not one: the first month in advance, a refundable security deposit equal to one month’s base rate, and the one-time furnishing service fee if the unit is furnished. A furnished 4-desk office at $2,700/month comes to roughly $6,200 up front — $3,000 first month including furnishing, $2,700 deposit, $500 furnishing set-up. On a 12-month term the same office is $2,160/month, bringing the up-front figure to about $5,120.
Insurance
A certificate of general liability insurance ($1M per occurrence) naming Frontier Tower SF, LLC as additional insured is due within 7 days of signing, and again on each renewal.
Payment
Rent is paid through our payment platform. ACH carries a $2.50 fee per transaction; credit and debit cards carry approximately 3.5%, applied at checkout. Rates shown exclude these and any applicable taxes.
Unit size & occupancy
Square footage is the surveyed floor area of the unit itself. A dash means the unit has not been surveyed yet. Each unit also covers a set number of occupants; additional occupants take an individual membership at $190/month, or $150 for founders and C-level.
Basement storage units
The basement offers lockable storage units, not offices or desks. Billed at a flat monthly rate: larger units $250, standard units $150.
Short-term space
Units marked at a day or weekly rate are booked by the day or week, are not subject to the term discounts, and are quoted as a starting price — final cost depends on dates, setup and whether the space is needed exclusively.
